Colleton River Plantation was developed to provide for a niche
group of people who desired world class golf without having to
make a tee-time.
In 1991, the first homesites were sold and 5 homes were built in
1992. The community was originally designed as a one golf course
community with a 33 acre, Par 3 course and a double ended practice
range. The density was the lowest in the Hilton Head area with
only 395 homesites 750 acres of pristine land.

Then, in 1997, a new Developer took
over, after they had acquired the adjacent 750 acres of land,
which happened to be the entire tip of the peninsula. An
additional 310 homesites were permitted on this land, surrounded
by the Colleton River, Chechessee River and Port Royal Sound.
Today, the community has two Award Winning golf courses, designed
by Jack Nicklaus and Pete Dye, the Par 3 course, a large community
day dock on the Colleton River, bike and leisure trails, a Stan
Smith designed Tennis center with professional instructors and all
soft har tru courts, a series of Guest Cottages for member's
guests and lot owners, a boat and RV dry storage area, a state of
the art fitness facility and spa opened in 2007, the new Nicklaus
Clubhouse opened in 2007 overlooking the sunsets on the Colleton
River, the Pete Dye Clubhouse overlooking the Port Royal Sound,
and a Junior Olympic Swimming Complex with Lap Pool and kiddies
pool. Plus, there are numerous restaurants within the community
exclusively for the use of the members and their guests.
There are approximately 280 homes built or under construction as
of May, 2007. Approximately half of all the homes are owned by
permanent residents, with the other half owned as 2nd homes.
Currently, it is anticipated that 20 homes will be built per year,
which will bring the number of developed lots with custom homes up
to 400 by 2017.
